For many homeowners, the mortgage swallows a large part of the monthly budget. Precisely for this reason, it is a good idea to continuously assess whether your home loans are structured so that it benefits your finances as much as possible.

If you are a EU or EEA citizen, then you are approved to buy a property in Denmark.

If you are not a EU or EEA citizen, then there are other requirements that must be met. 

  • If you have had your address in Denmark for over 5 years, you are approved to buy a property (the 5 years doesn’t have to be for 1 continuous period). 
  • If you have lived less than 5 years in Denmark, you will need to get approval from the danish justice department.

Typically you apply for a mortgage at the Danish banks. All banks have their own method of credit rating you. Therefore we advise that you get professional help, so you get the most out of your economy.

Your income and wealth are some of the main focus areas, when you are getting approved to buy a property. But also your current costs and loans, have great influence.

Mortgage: Your monthly cost on mortgage after taxes

Electricity, heat and water: monthly average payment

Ownership costs: Taxes, house insurance and other costs associated with the type of property. 

Maintenance: Do you have to maintain an apartment or a small farm?  

When you add up all the 4 groups, you have the total cost of owning a property.
